NovaScapes provides three core services to help landowners understand, maintain, and make the most of their property:
1. Property Line Investigation
2. Property Line Maintenance
3. Development Assistance
Determining where a property's boundaries are located can sometimes be a challenging and time-consuming process. Older properties may have limited or unclear documentation, while physical evidence such as old fencing, blazed trees, stone walls, may provide important clues about the original boundaries.
NovaScapes provide a land property investigation service and preliminary boundary research to help clients develop a better understanding of their property before deciding whether a formal survey is necessary.
My work combines title and historical document research, on-the-ground investigation, and low-accuracy handheld GPS measurements to identify and document the approximate location of property boundaries and other relevant features.
Every property is different. Some properties may have abundant documentary and physical evidence, while others may have very little. My approach is to consider all available evidence rather than relying on a single source.
Over time, property lines can become difficult to locate due to overgrown vegetation, fallen trees, and the loss of older boundary markings. NovaScapes offers property line clearing and tree blazing services to help landowners identify and maintain visible boundary corridors on their land.
Property Line Clearing — Clearing brush, small trees, and vegetation along an identified property line to improve visibility and access.
Tree Blazing & Boundary Marking — Creating new blazes on suitable trees along an investigated property line to make the line easier to recognize in the woods.
Existing Boundary Line Maintenance — Reopening overgrown boundary corridors and refreshing existing tree blazes where appropriate.
Boundary Visibility Improvements — Helping landowners maintain a recognizable line for ongoing property management, forestry activities, and future reference.
A clearer line today makes future property management easier.
I can also assist landowners who are considering dividing their property into additional parcels. This preliminary assistance can include:
Reviewing the existing property information
Discussing the owner's proposed subdivision concept
Identifying questions that should be investigated before proceeding
Helping the owner understand the general development process
Identifying information that may be required for an application
Helping organize the preliminary steps involved in moving toward a subdivision application
Assisting the owner in identifying when other professionals or government agencies should become involved
Land can be one of your most valuable assets and an important long-term investment. Whether you own a large rural property, inherited land, vacant acreage, or property you are considering purchasing, understanding what you have and what opportunities may be available can make a significant difference in your decisions.

Others who need preliminary information about a parcel of land
My goal is simple: to help landowners better understand what they own, what the available evidence suggests about their property boundaries, and what steps they may need to take next—before committing to the cost of more extensive professional services.
My approach is to bring together and assess all the available information rather than relying on any single source. By combining documentary research, historical mapping, physical observations, and an understanding of land surveying principles, I aim to help clients develop a clearer picture of their property and identify any questions or uncertainties that may need further investigation.
Now living in Bridgewater, I have over thirty years of experience in the mapping and legal land surveying fields. If you have a property on Nova Scotia's South Shore that you're trying to understand, maintain, or develop, send me a message. Let's discuss your property, what you're hoping to accomplish, and how NovaScapes may be able to help.
"Before investing in your plans, take the time to understand your land.”
This service is not a legal land survey and does not establish, certify, or legally determine property boundaries.
Handheld GPS equipment used in this type of investigation is intended to provide approximate locations only and should not be relied upon for legal surveying, construction, or other applications requiring survey-grade accuracy.
Where legal boundary determination, precise location, subdivision surveying, or professional certification is required, a licensed land surveyor or other appropriately qualified professional should be retained.
Clearing and blazing identify or mark a line based on the boundary information available; they do not establish or legally determine property boundaries. Where the location of a boundary is uncertain or disputed, further research or a licensed land surveyor may be required before marking or clearing proceeds. Clearing and blazing are performed only where the boundary location is sufficiently supported by the available evidence.
